Data Sources & Attribution
YieldWise uses transacted property price data published by the National Property Information Centre (NAPIC), a division of the Valuation and Property Services Department (JPPH), Ministry of Finance Malaysia. Transaction records are ingested on a quarterly basis following each NAPIC publication.
NAPIC/JPPH data covers registered property transactions across Malaysia — these are actual sale prices recorded at the time of transfer, not advertised asking prices.

Asking Price vs. Transacted Price

| "NAPIC Verified" / "Transaction Verified" | Prices derived from NAPIC/JPPH transaction records — actual registered sale transactions. More reliable benchmarks but may lag current market conditions by one or more quarters. |
Implied yield calculations — whether from listing prices or NAPIC benchmarks — are estimates only. Actual returns depend on many factors not captured here, including financing costs, vacancy periods, maintenance, legal fees, agent commissions, and market conditions at the time of transaction.
No Regulated Activity
YieldWise is not licensed as a financial adviser under the Financial Services Act 2013 (FSA), a registered property valuer under the Valuers, Appraisers, Estate Agents and Property Managers Act 1981 (Act 242), or a real estate agent or negotiator under Act 242. Users should obtain independent professional advice before making any property investment decision.
Portal Data Sourcing Note
YieldWise crawls publicly available property listing portals and follows responsible data practices:
- Rate limiting and crawl delays are enforced to avoid strain on source portals.
- Only publicly visible, non-authenticated listing pages are accessed.
- No personal data from listing portals is retained — only anonymised price and location aggregates are stored.
- Stale listings are removed from active yield calculations within 30 days of going inactive.
